Is a Landlord Gas Safety Certificate a legal requirement?

Yes. If you let a property with gas appliances, the law requires an annual Gas Safety Record (CP12) carried out by a Gas Safe registered engineer, with a copy given to your tenants. Failing to comply can carry serious penalties.

How much is a CP12 Landlord Gas Safety Certificate?

A CP12 starts from £65 for a single property with one gas appliance. Additional appliances are charged at a small extra rate, and we offer discounted portfolio pricing for landlords and letting agents with multiple properties.

How long does a gas safety check take?

A standard gas safety check for a single property usually takes 30 to 60 minutes, depending on the number of appliances. We email your digital CP12 certificate the same day.

What does Gas Safe registered mean?

Gas Safe Register is the official list of engineers legally allowed to work on gas appliances in the UK. By law, anyone fitting, repairing or servicing a gas boiler must be Gas Safe registered. Every Ashcroft engineer is registered, and you can check our registration number on the Gas Safe Register website at any time.
